The commercial real estate investment market in Portugal has been recording record volumes, close to 3 billion between 2018 and 2020, and transactions achieving historically low prime yields.
Offices have traditionally competed for first place with retail in capital allocation, with both averaging around 35% of investment volumes over the last decade.
However, the high accumulated liquidity and the scarcity of opportunities in traditional sectors has led investors to channel their capital into alternative assets.
This was reflected in 2021, when the alternative sector gained the second largest share of the volume transacted, in line with the European trend. Among these, we highlight the private rented sector (PRS) and healthcare portfolios, which should have an increasingly relevant weight in the volumes transacted in the coming years.
